I understand why cost is one of the first questions homeowners ask me.
An ADU is a significant investment, and you deserve a straightforward conversation about it.
But I’m cautious when someone gives a homeowner a single price before understanding the property.
The building is only one part of an ADU project.
Your site can affect excavation, foundation work, utility connections, access and other construction requirements.
Then there are permits, jurisdictional requirements, finish selections and the configuration of the ADU itself.
That's why two similarly sized ADUs can have different total project costs.
Ask what is actually included
When comparing ADU options, don't look only at the advertised starting number.
Consider questions such as:
• What is included in that price?
• What isn't included?
• What assumptions are being made about my property?
• What site work might be required?
• How are utilities handled?
• What finish level is included?
• Who is helping me navigate the process?
The lowest number on a website isn't necessarily the lowest completed project cost.
At CityPaks, I would rather help you understand the pieces that affect your investment than give you an artificially simple number that may not reflect your property.
Good ADU planning begins with clarity — not a teaser price.
